Cheap property enquiries are easy to buy and expensive to call. We build the path from a RERA-compliant ad to a qualified buyer who actually walks your site, and we report cost per attended visit and visit-to-booking rate, not CPL.

Who this is built for
01New project launch
Create demand for approved inventory with a clear promise and a qualification plan from day one.
02Ongoing inventory
Fix lead quality, slow follow-up and visit no-shows on projects already selling.
03Visit-heavy, booking-light
Plenty of tours, too few tokens: post-visit follow-up and objection handling.
04Multi-project developers
Route each buyer to the right project and move budget to what is actually selling.
Sound familiar?
A cheap lead is expensive when nobody visits.
Your sales team doesn’t need more phone numbers. It needs buyers who fit the budget, the location and the possession date, and who show up.
01
Price-mismatched enquiries
People enquire for a 3BHK on a 1BHK budget, or for a location they’ll never move to. Your callers spend the day disqualifying.
02
Interest that goes cold
Real buyers call three projects in an afternoon. If you call back in four hours, someone else already booked the visit.
03
The no-show problem
Visits get scheduled, families don’t arrive, and nobody reschedules. Most of the budget is lost right here.
04
Campaigns optimised to the wrong number
The CRM never tells the ad platform who visited or booked, so campaigns keep finding more cheap, wrong leads.
The metric swap
We change what counts as a win.
Every report we send separates platform signals from outcomes your own system confirms. If we can’t verify it, it doesn’t go in the business report.
What most agencies reportWhat we’re accountable for
Cost per lead→Cost per attended site visit
Form fills→Qualified enquiries (budget · location · timeline)
Visits scheduled→Visits attended
“Hot leads”→Tokens & bookings by campaign
Generic “dream home” ads→Floor plan, price-fit and commute proof
How we run it
The operating system, step by step.
Each stage has a gate. We don’t move budget to the next stage until the one before it is measured and working.
01
RERA & inventory check
We validate the RERA registration and the details your state requires on the ad (in Maharashtra: the MahaRERA number, QR code and website), the approved price and area, the possession date and the live inventory.
What it sounds likeSee actual inventory, total price context and location proof before a visit.
Gate: No compliant listing → no launch
02
Buyer intent map
We segment end-users vs investors, 2BHK vs 3BHK, budget, loan readiness, timeframe, preferred area and commute.
What it sounds likeLooking for ready-possession homes near your daily commute?
Gate: Qualified vs unqualified rate by cohort
03
Decision creatives
Drive time, floor plans, EMI fit, possession, real offer conditions, landmarks and walkthroughs. No vague luxury imagery.
What it sounds likePrice fit, floor plan and exact location. Decide before booking your visit.
Gate: Cost per qualified attended visit
04
5-minute first response
Lead ownership, a 5-minute first-call target, a 6-touch follow-up cadence and a WhatsApp project summary.
What it sounds likeThanks for enquiring. Can I confirm your budget and a preferred date for a visit?
Gate: Time-to-first-call and contact rate
05
Confirm the visit
Calendar invite with map, consultant name, family attendance, parking and a same-day reminder. No-shows get rescheduled.
What it sounds likeYour visit is booked for Saturday 4 PM. Here’s the route and your contact.
Gate: Scheduled → attended %
06
Post-visit conversion
Objections logged within 24 hours; retargeting with real inventory proof, cost break-ups and financing FAQs.
What it sounds likeWhich part of the project needs clarity before you decide?
Gate: Visit → token, by campaign

Primary KPIQualified attended site visits & cost per visit
Prices exclude GST. Ad spend is paid directly to Meta and Google. Shoots, creators, travel, software and third-party tools are extra. Retainers are billed monthly in advance; projects start after the one-time setup. We commit to the system, reporting and optimisation cadence, never to a guaranteed outcome.

“We’d rather tell you not to spend than take a retainer we can’t justify. Every number in your report is one your own system can confirm.”

Ground rules
What every campaign needs before it goes live
These rules protect your brand, your ad accounts and your customers. We would rather lose a deal than run a campaign that breaks them.
Before launch
What we verify
RERA registration for the project, with state-mandated details on every creative (MahaRERA number, QR and website in Maharashtra)
Approved price, carpet area, possession date and offers
Live inventory list, updated weekly
Promoter / channel-partner authorisation
A named sales owner with a 5-minute response target
Weekly visit and booking feedback in the CRM
Non-negotiable
What we will never do
Guarantee bookings, closures or unit sales
Create false “sold out” or fake scarcity
Advertise unapproved 0% fees, ROI or possession dates
Run ads for projects without valid registration
Hide total cost or payment conditions
Take over your negotiation or closing
First 90 days
Measure, fix, then scale.
Every engagement starts with a 3-month commitment, enough time to set up measurement, run real tests and move budget on evidence.
Days 1–30
Compliance and inventory check, CRM stages, a qualification form, a speed-to-lead SOP and the first buyer-cohort tests.
Days 31–60
Tighten qualification and visit confirmation using real call outcomes; cut cohorts that never visit.
Days 61–90
Move budget to the projects and segments producing attended visits and tokens; switch on post-visit recovery.
Questions
Straight answers before you call.
Do you guarantee site visits or bookings?
No. Bookings depend on price, product, location, competition and your sales team. We own the marketing system and the visit pipeline; your team owns calls, tours and negotiation. We report every stage honestly so you can see where it breaks.
Why not just aim for the lowest CPL?
A lower CPL often means looser targeting and more people who will never visit. We optimise to qualified, attended visits, so cost per lead may go up while cost per visit and cost per booking come down.
Is RERA compliance handled?
We check that every creative carries the details your state RERA requires (in Maharashtra: the MahaRERA registration number, QR code and website), and that price, area and possession claims match approved documents. Final legal responsibility stays with the promoter.
Will you manage our telecallers?
We set the SOP: 5-minute first response, the follow-up cadence, visit confirmation and objection logging, and we report on it. Day-to-day calling and site sales stay with your team; call-centre staffing is excluded.
Can you handle several projects at once?
Yes. Site Visit Growth covers up to 2 projects and Portfolio Booking Ops up to 3, with per-project budgets and reporting, so money moves to what is selling.
What does it cost in total?
Agency fee (the package floor or the % of ad spend, whichever is higher), plus a one-time setup fee, plus your ad spend paid directly to Meta and Google, plus GST on our fee. The calculator above shows your number.
